There is a certain kind of buyer who is done waiting for a community to grow into itself.
Done with new construction that’s still a construction zone for the next five years. Done with the HOA that’s still figuring out its own rules because the development isn’t even finished yet. Done with “this will be a great neighborhood — eventually.”
That buyer ends up looking at Weston Lakes. And then they start asking questions — some of them practical, some of them rumors they heard secondhand. Let’s go through both.
This trips people up constantly, so let’s settle it: Weston Lakes is its own incorporated city. It voted to incorporate in May 2008, with its own mayor and aldermen, sitting just west of Fulshear and east of Simonton off FM 1093. It’s not a subdivision of Fulshear — it’s a separate municipality that happens to sit right next door, close enough that most people use “Fulshear” as shorthand for the area.
That matters more than it sounds like it should. On top of the Property Owners Association that runs the gated section, you’ve also got actual city governance — a layer most “communities” in this part of Houston simply don’t have.
Weston Lakes sits off FM 1093, about 37 miles west of downtown Houston, with access to the Westpark Tollway and the Grand Parkway (TX-99). Close enough that the Energy Corridor, Greenway Plaza, or the Galleria are a real commute, not a fantasy.
The gated portion covers roughly 1,400–1,600 home sites (sources vary slightly depending on the year), built around two lakes — Pecan Lake and Oxbow Lake — and bordered by the Brazos River. Mature pecan and oak trees throughout. The community dates back to 1988, so none of this is new — the landscaping has had decades to grow into itself.
Here’s something a lot of buyers don’t find out until they’re already in contract: country club membership in Weston Lakes is mandatory, written into the deed restrictions. This isn’t optional, and it isn’t just for golfers.
Combined, you’re typically looking at POA assessments plus mandatory club dues landing somewhere in the $2,000/year range total, though exact figures shift over time and by source — confirm current numbers before you write an offer, not after.
What you get for it: an 18-hole championship golf course designed by Hale Irwin, tennis and pickleball courts, two pools, a fitness center, and the Waterside Grille for dinner. If you golf, this is a great deal. If you don’t, it’s a cost of admission you should factor in regardless.
Utilities split by section. Most of the community runs on MUD water through Fort Bend MUD #81. A portion — the River Forest section — is on individual septic with water through Aqua Texas. Confirm which section a specific home is in before you fall for it.
Schools zone to Lamar CISD — generally Fletcher Morgan Elementary, Roberts Middle School, Leaman Junior High, and Fulshear High School, though exact elementary zoning can vary slightly by section, so verify for the specific address.
Property taxes run roughly 1.8%–2.2% combined, depending on whether the home falls inside the MUD district or not. That’s a real swing — verify the specific rate for the lot you’re looking at.
It’s guard-gated, 24 hours. That’s a lifestyle decision as much as a security one. Some people love the structure. Some find it a hassle with guests and deliveries. Know which one you are.
This isn’t the buyer chasing raw acreage and a blank slate to build on — that buyer wants the opposite of Weston Lakes. The Weston Lakes buyer wants the work already done: mature trees, an established country club, a gate that’s run the same way for decades, neighbors who’ve been there long enough to know each other.
A lot of empty nesters land here, downsizing from bigger acreage without giving up land, water, or a golf membership to do it. Established families want the gated security and Lamar CISD zoning without trading down on space. Move-up buyers from Katy or the Energy Corridor want more lake, more lot, and an actual country club instead of a community pool.
I keep hearing this one, so I pulled the actual MLS data instead of repeating it secondhand.
Here’s the part that’s true: there are 25 active listings in Weston Lakes right now, ranging $450,000–$975,000, with a median list price of $794,900 — and a median of 96 days on market. A few have been sitting far longer than that; one’s been active for the better part of three years. On top of the actives, 47 Weston Lakes listings expired, were terminated, or were withdrawn in the same six-month window without selling.
If that’s all you look at, the rumor checks out.
Here’s the part that gets left out: 32 homes actually sold in Weston Lakes in that same six months. Median days on market for those: 14 days. Average sold price relative to asking: 98.56%. That’s a strong, healthy ratio — most homes that sold did so in under two weeks, at or near full price.
So which is true? Both. That’s the real answer, and it’s the one that doesn’t fit in a sentence. Weston Lakes isn’t a market where everything sits, and it isn’t one where everything moves fast either. What separates the two is the individual home — pricing, condition, presentation — not the neighborhood. Homes priced where the recent sold data actually supports get multiple offers and close near ask in under a month. Homes priced ahead of that gap sit for 100+ days and, eventually, become next quarter’s withdrawn listing.
A long days-on-market number on a Weston Lakes listing isn’t a red flag about the community — and it isn’t automatically a steal either. It’s a sign something about that specific home hasn’t matched the market yet. Worth finding out which before you assume anything.
The comps say the demand is real, but Weston Lakes buyers know this market well enough that an ambitious list price doesn’t get forgiven the way it might somewhere newer. Price it where the sold data says, and it moves in under a month near full price. Price it ahead of that, and it joins the 47.
